Fencing Update
Fencing is one of the many things we have seen a significant increase in price. We would like to be able to continue to replace all fencing, whether it is a boundary or dividing fence, but this hasn’t been possible.
Fencing Responsibilities
If your tenancy started before the end of 2007, we are responsible for replacement of all your fencing.
If your tenancy started at the start of 2008 or later, we are only responsible for boundary fencing. Fencing dividing properties will be the tenant’s responsibility (see diagram).
What’s next?
Tenants who have fencing repairs have been contacted. We are surveying the fencing to check current states and if they are boundary or dividing fences.
What else have we done?
We have reviewed all your feedback, whether this was at a Community Conversation, Out and About or a response to a survey.
We have ensured that our Customer Services team have been trained to ask tenants the right questions when calling in.
We have also reviewed the costs of using contractors to carry out repairs and replacement. It was concluded that we can make a saving and get the jobs completed at a faster rate by having an in-house team.
Thank you for your feedback. It has made a difference in the final decisions we made.
New Staff Members
We are pleased to announce that we are expanding our staff to enhance Broadland’s workforce. We now have two new Fencing Operatives to ensure timely and efficient maintenance. Additionally, we have taken on a new Complaints Manager and Handler to improve our responsiveness and resolution of complaints. We are currently recruiting additional staff for Tenant Support. These positive changes are part of our ongoing commitment to providing you with the best possible service.
5 Tips to Save Water
With warmer weather comes the need to think about how much water we are using. Saving water means saving energy and saving money on your bills. Here are some tips for saving water:
1 Fill the kettle less
Only boil enough water in the kettle that you need. This saves water, energy and money!
2 Turn off the tap when brushing your teeth
Only turn on the tap when rinsing.
3 Spend less time in the shower
Use a timer when in the shower. It is suggested to shower for three to five minutes.

4 Use full loads for your washing machine and dishwasher
Don’t half fill your dishwasher, wait until it’s full before using.
5 Maintain your appliances
Having poorly maintained appliances leads to them not working as efficiently, which wastes water.
Your top tip: Descale your shower head to maintain water pressure.
Fire Safety
With Summer here, we want to spend more time outside. However, you have a responsibility to be aware of the safety risks.
Balconies & Terraces
- Please avoid smoking and dispose of materials carefully.
- NO BBQs, electric grills, firepits or patio heaters.
- NO fuel for BBQs or firepits.
- NO candles or incense.
- Prevent external fire spread - Avoid hanging laundry, flammable furniture or clutter.
Check balcony weight limits to avoid exceeding safety standards.
BBQs
- Always consider neighbours by the travel of smoke and smell.
- Ensure the BBQ is in a safe location away from anything that might catch fire.
- Never leave a lit grill unattended.
- Keep children and pets at a safe distance.
- Do not use water to extinguish a grease fire – Close the grill lid and turn off the gas.
